Comparing kitchen layout options for a Cyprus home
Open plan, semi-open, closed or galley: how the four kitchen layouts behave in Cypriot buildings, and what each one costs to live with over a decade.

Open plan is what most people ask for and it is the wrong answer in a good share of Cypriot properties. The layout is settled less by taste than by two physical questions: where the cooking smoke and grease can be pushed to, and how much air-conditioned volume the household is willing to pay to cool. A kitchen that fries and grills most days behaves very differently inside a single open volume than one used to heat things quickly.
The four layouts below are not equal options with different looks. They impose different building work, different services and different living costs.
The options
1. The closed kitchen. A separate room with a door, usually with a service balcony off it carrying the washing machine, the water heater and the drying line. The standard plan across Cypriot apartment stock, and it exists for a reason: the cooking stays in one room, the room can be left off the cooling system, and extraction goes out through an external wall that is already there.
2. Open plan. The kitchen sits inside the living volume with no separating wall. It makes the kitchen the most-looked-at surface in the property, which raises the finish specification of everything in it, and it puts the extraction, the acoustics and the cooling load onto one shared volume.
3. Semi-open, or broken plan. A wide opening with a glazed screen or sliding panel, so the two rooms read as one and can be shut from each other when something is on the hob. In Cypriot practice this is what gets specified once the frying question is asked out loud.
4. Galley. Two parallel runs in a narrow room, or one run plus a wall. It is the most storage per square metre of any layout, which is why it persists in one-bedroom flats and holiday lets, and it is the layout most people dismiss before checking what their room can actually hold.
The design work is priced as its own item, separately from the units and appliances — the source of most confusion about what a kitchen costs.

The row that settles most projects is building work. The wall between a Cypriot kitchen and its living room is often blockwork carrying something, and once openings or structure are altered the job stops being an interior fit-out. It becomes a planning matter for the Department of Town Planning and Housing, with structural design signed by a professional on the ETEK register — an approval timeline no contractor controls, and one worth discovering in week one.
Extraction is the second row worth reading twice. A recirculating hood filters grease and returns the air, warmed, to the room it came from. In a closed kitchen that is a nuisance. In an open plan kitchen through a Cypriot summer, with a split unit already working hard, it is a permanent running cost and a grease film accumulating on everything soft in the room.
Which suits which property
Apartment blocks in Strovolos and the older Nicosia suburbs. The island's deepest stock of 1970s to 1990s flats, where rewiring and replumbing dominate renovation work — so the kitchen is where the services problem surfaces. The closed kitchen is original here, attached to a service balcony carrying the waste, the water heater and often the gas bottle. Opening it to the living room means resolving that route as well as the wall. Semi-open is the realistic compromise: it keeps the balcony relationship and the extraction path.
High-rise and coastal flats in Limassol. Rapid tower development has made balcony waterproofing and facade maintenance a building-level concern here, and ducting a new hood means a new penetration through a facade that is common property. Where that is not permitted, extraction has to be settled before the layout — which usually points away from full open plan.
Newer detached housing around Aradippou and the Larnaca fringe. Extensions and pool work outweigh structural renovation in this stock, and these houses open onto a terrace. They are where the outdoor kitchen argument is strongest: upgrade the covered outdoor run, and the indoor kitchen can go open plan without inheriting the frying.
Inland Nicosia. The widest temperature range on the island drives insulation and shading specifications harder than anywhere coastal, and open plan worsens that in both directions. Shading the glazing that serves the volume becomes a services decision rather than a finishing one.
Hillside plots in Peyia and villages like it. Steep access roads limit crane and delivery vehicle size on many plots, and a single-piece island worktop in stone or sintered material is what fails that test. Jointed worktops, or a peninsula rather than an island, are the usual answer.
Holiday lets in Ayia Napa and Protaras. Refurbishment in seasonal accommodation concentrates into November to March, which sets a hard programme. Galley kitchens dominate here and generally should: less to fit, more floor plate left for sleeping and seating.
Cost over ten years
The day-one figures divide into three budgets that quotes often merge: design and specification, the units and appliances with their fitting, and fitting labour on its own where the client supplies the units.

Over a decade the layouts then diverge on three lines, and only one of them is the kitchen itself.
Services. Open plan and, to a lesser extent, semi-open both move services. Once circuits move in older apartment stock the work is priced per square metre of the property rather than per metre of kitchen, and it carries making-good — chasing, plastering and repainting — which is the part that surprises people. A refit that leaves sink, hob and waste in place avoids that line entirely.
Finishes and joinery. An open plan scheme runs one floor material through the whole volume, which extends the floor budget to the living room. Fitted joinery is quoted by the linear metre, and what moves the figure is carcass material, whether the finish is sprayed or foil-wrapped, and the number of doors and drawers rather than overall length. Open plan raises that specification, because the joinery is read as living room furniture.

Running cost. The line nobody puts in the comparison and the one that compounds: conditioning the kitchen volume every summer afternoon, and redecorating sooner because grease has reached the walls and the upholstery.

Common questions
Is an open-plan kitchen a good idea in Cyprus?
It depends on where the heavy cooking happens. In a house with a covered outdoor kitchen for the frying and the grill, open plan works well and the indoor kitchen can be specified as furniture. In a flat where everything is cooked indoors, it means a ducted hood, a permanent addition to the summer cooling load, and grease reaching soft furnishings. Semi-open gets most of the light and the sightlines without that trade.
When does a galley kitchen still win?
When the floor plate is small, one person cooks at a time, and storage matters more than sightlines. Galley runs give the most storage per square metre of any layout and cost the least to fit because nothing moves. In one-bedroom flats and seasonal lets it is usually the correct answer rather than the compromise it is assumed to be.
Is paying for kitchen design worth it in Cyprus?
The fee is charged per project and excludes the units, so judge it on what it prevents: an appliance that does not fit the run, a hob position with no viable duct route, a sink moved far enough from the stack that the waste cannot fall, a worktop ordered in a size that cannot reach the property. On a small unchanged galley refit the case is weaker. On any layout change it is the cheapest part of the job.
Does removing the wall between kitchen and living room need a permit?
Finishes, units, worktops and appliances are a fit-out. Altering an opening, the facade or anything structural is not — that is a planning matter for the Department of Town Planning and Housing, and the structural design has to be signed by a professional on the ETEK register. In an apartment there is a second approval to consider, because the external envelope and the balconies are normally common property and the management committee is a separate consent from the planning one.
Can an island be added without moving services?
A preparation and seating slab with no sink, hob or dishwasher needs only a socket. Once water, waste or a hob go into it, pipework and ducting must cross the floor, which on a concrete slab means a raised build-up or chasing — a layout-stage decision, because it changes the floor construction.
