Bespoke joinery in Cyprus: what works and why
Custom joinery in Cyprus is decided by masonry walls, salt air and site access. What holds up in island houses, and what a linear metre actually buys.

Joinery that survives in a Cypriot house has four things in common: a carcass in a stable sheet material sealed on every face, a back held off the wall rather than pressed against it, hardware chosen for corrosion rather than for feel, and overall dimensions that fit through the access the site actually has. Door style, colour and handle detail are preference. Those four decide whether a fitted wall still closes properly in ten years or stops shutting in its third August.
The Mediterranean constraint
Three conditions shape joinery here, and none of them appear in the fitting instructions that come with a European carcass system.
The walls are masonry. Cypriot houses are almost universally a reinforced concrete frame with blockwork infill, rendered and plastered. There is no timber stud behind the plaster and no regular line of fixings to find. Every wall-hung run is plugged into hollow block or into structural concrete, and the two behave differently — block needs the right sleeve anchor and a pilot depth that clears the render, concrete needs a hammer drill and takes considerably longer to fix out. A workshop quoting on a northern European labour assumption underprices the fixing day and recovers it elsewhere.
Plastered blockwork is also rarely flat or plumb. Along the length of a bedroom wall the plane can wander by enough that a rigid carcass butted straight up to it leaves a wedge of daylight at one end. Scribe strips and shadow gaps are not a finishing nicety in Cyprus; they are how the job closes.
Timber moves more than the drawings assume. Inland, Nicosia has the widest temperature range on the island, which is why insulation and shading are specified differently there. The same swing acts on a solid timber door in an unshaded room. A wide panel in solid oak that is glued rigid across its width will cup or split; the same panel engineered as a frame with a floating centre, or as veneer on a stable core, will not.
The air is aggressive near the sea. On the seafront strip at Kato Paphos and the equivalent coastal frontages elsewhere, salt-laden air is continuous, and galvanised or marine-grade fixings are the standard specification rather than an upgrade. Salt does not attack the panel. It attacks the hinge cup, the drawer runner, the shelf pin and the screw — the parts nobody inspects until a door drops. Inland humidity matters too: around Oroklini, proximity to the salt lake raises ambient humidity enough that damp specifications change, and a sealed cabinet against a cold external wall is a condensation trap.
Access is the fourth constraint and the one most often discovered late. On the hillside plots above Peyia, steep approach roads limit the size of delivery vehicle that can reach the door at all. A wardrobe run designed as three factory-finished monoliths becomes a problem the day it arrives on a lorry that cannot make the turn.
What works here
Carcasses in moisture-resistant MDF or birch plywood, sprayed and sealed all round. The sprayed polyurethane finish is the durable option in this climate, and the detail that matters is that the back edges and the underside get the same treatment as the visible faces. Unsealed edges are where moisture enters and where a panel starts to swell.
Backs battened off external walls. A deliberate air gap behind a run on an external or north-facing wall, with the plinth left open or vented, keeps warm room air from condensing on a cold panel. It costs a strip of timber and removes a whole category of complaint.
Hardware specified for the coast. Marine-grade stainless for anything structural or concealed, anodised or properly powder-coated aluminium for profiles, and PVD-coated rather than electroplated finishes on handles. The premium is small at the time of order and it is the single most effective decision in a coastal specification.
Solid hardwood kept to the parts that take wear. Oiled iroko, oak or walnut on handles, edges, thresholds and worktop noses gives a surface that can be refreshed with a cloth rather than stripped back. Oiled finishes suit a climate that fades and embrittles surface coatings.
Joinery that does shading work. Deep window reveals in older masonry houses will take an internal shutter, a fitted seat or a fold-back panel. Joinery that controls hard afternoon light is doing more for the room than joinery that only stores things.
Modular units sized to the stairwell. Splitting a run into sections that a van, a lift and a landing can all take is a design decision, not a compromise, and it is made at drawing stage or not at all.
What does not travel
Ideas imported wholesale from cooler, damper markets fail here in predictable ways.
Less suitable when
Floor-to-ceiling dark lacquer opposite a south-facing window: it fades unevenly and shows every particle of the dust load a Cypriot summer carries. Open shelving as the main storage in a coastal house: a salt-and-dust film settles on everything within weeks. Foil-wrapped chipboard fronts: the wrap lifts at the edges once a room runs hot. Floor-recessed sliding tracks: they fill with grit. Push-catch doors on heavy fronts: they lose alignment as the carcass moves. Anything fixed to hollow block with plasterboard plugs.
Two more assumptions deserve naming. The first is the seamless veneer wall, matched leaf to leaf across a whole room — it depends on a single delivery of a single flitch, and anything imported into Cyprus is on a shipping schedule rather than a delivery date. If a panel is damaged on site, the match is gone. The second is the tight tolerance handleless detail. It looks correct on a drawing and it is the first thing to bind when the material takes up movement in a room that swings from cool morning to hard afternoon.

What moves a quote within that range, in roughly descending order of effect: carcass height, because running to the slab rather than to a standard head height adds material and a second fixing line; internal fit-out, because drawers cost several times what shelves cost per metre; finish, because a sprayed and polished front is a booth process while a foil front is a bought component; hardware grade; and the amount of scribing the walls demand. Access adds to labour before anything is even unloaded.
Most workshops with a spray booth sit in the inland industrial zones rather than in the coastal towns, which means the finished units travel. That is worth knowing when the site is a top-floor apartment on a narrow street. Sheet materials, hardware and veneers are largely imported; boards placed on the Cypriot market carry the construction-product and emission-class markings that the Ministry of Energy, Commerce and Industry oversees, and a specification that names a class rather than a brand is easier to hold a supplier to.

Common questions
Is custom joinery worth it over a bought kitchen or wardrobe system?
It depends almost entirely on the wall. In a house where the openings are square and standard depths fit, a bought system is efficient. In older Cypriot stock, where a niche is a strange width and the wall is out of true, a modular system is filled out with panels and end caps until the price approaches the custom quote and the fit is worse.
How long does a joinery project take?
The site work is short and the lead time is not. The programme is set by the survey, the spray schedule at the workshop and the arrival of any imported component. Anything ordered from abroad should be treated as the critical path, and the survey cannot happen until walls are plastered and floors are laid.
Can joinery be fitted before the floor?
It is better not to. Fitting to a finished floor level avoids the plinth adjustments that follow when tile thickness changes, and it lets the joiner scribe to what is actually there. The exception is a run that must be built in behind a floor finish for a flush junction, which is a decision to make with the tiler present.
What should be checked before accepting a quote?
Whether the price includes fixings and scribing or treats them as extras, what the carcass material is and whether all edges are sealed, the hardware brand and its corrosion grade, who is responsible for the survey dimensions, and how the unit will physically reach the room. A quote that is silent on access on a hillside site is not yet a complete quote.
