Salt resistant finishes for Cypriot homes
Coastal air in Cyprus attacks fixings, plated metal and porous render. The finishes that hold up, the ones that quietly fail, and how to specify them.

Salt does not damage a finish the way sun or heat does. It works slowly, mostly out of sight, and by the time it is visible the failure has usually been running for years. In a Cypriot coastal home the finishes that survive are the ones that either contain no reactive metal at all, or carry the corrosion resistance in the material rather than in a coating on top of it.
That distinction — resistance in the body, not on the surface — decides almost every specification below.
The Mediterranean constraint
Salt reaches a building in two ways, and they call for different answers.
The first is airborne aerosol. Onshore wind carries a fine salt mist that settles on every surface, works into joints, and is redeposited each time it is not washed off by rain — which, between April and October, it rarely is. At Kato Paphos, where direct coastal exposure means salt-laden air, galvanised and marine-grade fixings are standard practice for that reason alone. The aerosol does not stop at the shoreline; it thins with distance, but properties several streets back from the sea still get it.
The second is moisture. Salt is hygroscopic: it pulls water out of humid air and holds it against whatever it is sitting on. Around Oroklini, proximity to the salt lake raises humidity, which affects damp-proofing specifications for exactly this reason. In older masonry, salts that migrate into the wall crystallise behind a paint film or a cement render as the wall dries, and the pressure of that crystallisation is what lifts the finish off. The finish did not fail because it was cheap. It failed because it was sealed.
Both mechanisms are chronic rather than dramatic, which is why they are so often designed around badly. The building envelope carries the same problem outdoors — in Limassol, rapid high-rise development has raised demand for balcony waterproofing and facade maintenance, and salt-driven corrosion of balcony reinforcement and railing fixings is a large part of that workload.
What works here
Works well when
Through-body porcelain and glazed ceramic. Natural stone — limestone, travertine, marble — sealed with a breathable impregnator rather than a film. Lime plaster and lime wash. Mineral silicate paint on masonry. Unglazed terracotta. Anodised aluminium, and polyester powder coat over properly pretreated aluminium. Marine-grade stainless steel. PVD-coated brassware. Solid brass and unlacquered bronze, allowed to patinate. Glass. Solution-dyed acrylic and polypropylene textiles. Oiled iroko, teak and thermally modified timber.
Three of those deserve expanding.
Lime, not cement. On old coastal masonry — village stone houses in the Paphos hinterland, pre-war buildings in central Larnaca — lime plaster and lime wash let the wall dry outwards, so salts crystallise harmlessly on the surface where they can be brushed off. A cement render or a modern acrylic paint traps the same salts behind an impermeable layer, and the wall blows the finish off in patches. Mineral silicate paint achieves the same permeability on newer substrates and holds colour well under strong light.
Fixings, not fittings. The most expensive salt failures are concealed: a mild steel bracket behind a tiled wall, a plated screw in a shower frame, a zinc-plated anchor in a balcony railing base. The specification that removes an entire class of problem is A4 (316) stainless, the marine grade; A2 (304) is not a coastal specification, and the two look identical on the shelf. Ordering by grade rather than by appearance costs very little at first fix.
PVD instead of plating. Chrome plating on brass pits and blooms within sight of the sea. Physical vapour deposition finishes — brushed brass, gunmetal, matte black — are metallurgically bonded and survive far longer in a coastal bathroom. Where a plated finish is unavoidable, keeping it out of the wettest zone extends its life considerably.
Colour follows the same logic as material. Pigment that runs through the body of a tile, a plaster or a solution-dyed fabric keeps its colour; pigment applied as a surface film does not. Pale limewash whites, sand, ochre, terracotta and the muted blue-greens of Cypriot shutters all persist because they come from mineral pigments in permeable systems.
What does not travel

Chrome-plated brass and plated door hardware. Zinc-plated or mild steel fixings of any kind. A2 (304) stainless treated as if it were marine grade. Mill-finish aluminium, which chalks. Powder coat applied over untreated steel, which undercuts from the first scratch. MDF-cored carcasses and MDF skirting in coastal bathrooms and kitchens. Film-forming acrylic paint on old masonry. Cement render on lime-built walls. Lacquered brass, where the lacquer fails unevenly. Magnetic catches and cheap concealed hinges. Untreated softwood.
The pattern is consistent: everything on that list relies on a thin protective layer over a reactive core. Once the layer is breached — by a fixing hole, an impact, a scratch during installation — corrosion starts underneath and spreads laterally, which is why plated finishes fail in blisters rather than fading evenly.
Two habits imported from cooler climates also fail here. Sealing masonry to keep water out makes salt damage worse, not better, because the problem is water trying to get out. And specifying interior joinery for a coastal apartment as if it were an inland one ignores that a sea-facing balcony door is open for much of the year, so the interior humidity is effectively the exterior humidity.
Materials and where to get them
Ironmongery is where the specification is most often lost. Builders' merchants in the industrial zones stock both grades of stainless and rarely distinguish them on the shelf, so the grade needs to be written into the order and checked on delivery. Marine chandlers around the Limassol and Larnaca marinas carry A4 fasteners, cleats and cable as ordinary stock, and they are a reasonable source for anything structural on a seafront property.
Lime products — hydraulic lime, lime putty, limewash — come through specialist plaster suppliers rather than general merchants, and mineral silicate paints are usually stocked to order. Both need to be raised at quotation stage, because a plasterer quoting a cement render and a plasterer quoting a lime system are not quoting the same job. Painting rates are broadly comparable per square metre once the surface is prepared, so the cost difference sits in preparation and in the material, not in the labour rate.

Where salt damage has already reached the masonry, the remedial route is different again — removing contaminated plaster, letting the wall dry and replastering with a salt-tolerant system, which is costed closer to damp-proofing work than to decoration.
Aluminium is fabricated locally on imported profile, and the coating specification matters more than the fabricator's brochure: what to ask is what pretreatment the metal received and whether the powder coat is specified for a coastal environment. Anodising is the more durable option where the colour range allows it.

Common questions
How far inland does salt actually reach?
Far enough that "coastal" is not only the front row of properties. Exposure falls off with distance and with shelter — a building screened by other buildings or by a hillside sees less than one with an open aspect to the sea — but properties well back from the shoreline in Limassol, Larnaca and Paphos still show salt-driven corrosion on external metalwork. Where the wind comes straight off the water, the marine specification is worth applying.
Can pitted chrome or corroded aluminium be restored?
Not really. Once plating has pitted, the substrate underneath has already reacted, and polishing removes what remains of the coating. Chalked mill-finish aluminium can be cleaned and painted, but the result is a maintained finish rather than a permanent one. Replacement with an anodised or PVD-finished item is usually the cheaper answer over the life of the room.
Does rinsing with fresh water help?
It does, and it is the one piece of maintenance that measurably extends the life of external metalwork, glass balustrades and powder-coated frames on a seafront property. Salt that is washed off does not sit and draw moisture. Rinsing is not a substitute for the right specification, but it slows the failure of the wrong one.
Is stainless steel always the answer?
No. Stainless is the right answer for fixings, fasteners and anything concealed in a wet or coastal build-up. For visible fittings it is often beaten on both appearance and durability by anodised aluminium, PVD-coated brass or solid brass left to patinate — and in a shower, ceramic, porcelain and glass have no corrosion behaviour at all.
