Microcement floors in Cyprus, and what decides whether they last

Microcement holds up in Cypriot floors when the slab beneath it is stable and dry. What works here, what crazes, and what a quote should specify.

Microcement performs in a Cypriot floor when it is bonded to a stable, dry, ground-bearing slab and sealed for the traffic it will actually take. It crazes when the floor underneath it moves. No brand, colour or portfolio changes that order of importance: the substrate decides the outcome, and the finish only decides what the outcome looks like.

The Mediterranean constraint

Microcement is a thin cementitious coating: primer, body coat, two fine coats and a sealer, a few millimetres in total. Thin means no independent structural strength. It does precisely what the floor beneath it does, at a scale where a small deflection reads as a visible crack line rather than as nothing at all.

Several island conditions act on that.

Temperature range. Inland Cyprus has the widest swing on the island, and Nicosia moves further between a February night and an August afternoon than anywhere on the coast. Screeds and slabs expand and contract accordingly. Movement joints in the substrate have to be carried up through the microcement with a proper profile. A joint bridged by a continuous coat is a crack with a date on it, usually its first summer.

Building stock. The Nicosia suburbs — Strovolos, Lakatamia, Latsia — are dominated by apartment blocks built between the 1970s and the 1990s, and their floors are generally suspended slabs rather than ground-bearing. Suspended slabs deflect; that is how they are designed. Over a ground-bearing slab poured onto compacted hardcore, the same product by the same applicator is a finish with a long life. Over a suspended floor with real deflection it will craze, and no sealer prevents it.

Residual moisture. A screed dries by time, not by heat, and a Cypriot August misleads people badly: the surface reads dry within days while water sits at depth. Moisture rising through a sealed cementitious coating lifts it or blooms white salts through it.

Application temperature. The constraint almost nobody plans for. In a closed room in high summer the material skins before it can be worked, leaving lap marks that cannot be polished out. Microcement goes down better in November than in July: shutters closed, early starts, no open-plan run attempted mid-afternoon.

Salt. Within a few hundred metres of the sea — Kato Paphos is the clearest case — salt is in the air continuously. The coating is mineral and does not mind; the metal in it does. Trims, movement profiles and thresholds should be marine-grade stainless rather than plated steel, or they stain through from below years later.

What works here

Ground floors, over sound existing tile. The strongest use in Cypriot houses is overlaying a tiled ground floor rather than stripping it. The tile is already bonded, flat and stable; hollow tiles get lifted and re-bedded, joints are filled, and the build-up goes on top. It removes the strip-out, the skip and several days of dust.

Wet rooms, with tanking underneath. Microcement is a finish, not a waterproof layer. In a shower room it works where a membrane has been applied to the substrate and dressed into the falls and the drain first. Specified that way it is genuinely good: no grout lines, no silicone going black, and a floor laid to fall without a hundred cuts.

Pale, through-pigmented tones. Bone, chalk, oat, pale ochre and the greys that sit close to local limestone. Only one of the two reasons is aesthetic: pale surfaces run cooler in a room taking afternoon gain, and the dust film that arrives with every Saharan episode is invisible on a bone floor and permanent-looking on a charcoal one.

Matte or satin sealer, in the right chemistry. Polyurethane sealers take traffic; wax finishes look better and need far more attention. A gloss sealer under Cypriot light turns the floor into a reflector, and every trowel mark in it shows at the angle the low winter sun comes through a south window.

Porcelain supplied and laid runs €22 to €70 per m², median €38; tiling labour alone onto a prepared substrate runs €18 to €48 per m², median €28. A microcement quote is read against those, and the honest comparison includes the substrate preparation on both sides, which is where the difference actually sits.

What does not travel

The seamless whole-apartment pour. The reference photographs are usually ground-floor studios in northern Europe over screeded concrete, in a climate that moves far less. One uninterrupted field across four rooms and a corridor of a Cypriot apartment, over a suspended slab, is the most reliable way to produce a crack.

Microcement as waterproofing. Sold this way often enough to be worth stating plainly: it is not a membrane, and no manufacturer's technical sheet claims it is.

Dark floors. Charcoal and graphite photograph well and behave badly here. They store heat in a room with afternoon gain, show dust from the first week, and show every repair.

Terraces, balconies and pool surrounds. Direct UV, driving winter rain and a daily thermal cycle. Exterior-graded systems exist; the failure rate on interior systems taken outside is high enough that most Cypriot applicators decline the work.

Materials and where to get them

Microcement is sold as a system, not as a bag of product: primer, body coat, finish coats, pigment and sealer from one manufacturer, warranted only when used together. Substituting a cheaper sealer voids the rest of it, and that substitution is invisible in a finished floor and common in a cheap quote.

Supply runs through construction-chemical and tile distributors on the industrial estates around Nicosia and Limassol rather than through retail sheds. Base product is usually held in stock; tinted material is made to order, so colour choices add weeks rather than days to a programme. Order sample boards early — pigment reads differently under Cypriot daylight than under a distributor's fluorescent lighting, and differently again on a north wall.

The applicator matters more than the brand: this is a hand-applied finish, and two people using identical product produce visibly different floors. What a quote should state:

  1. The substrate, named

    Ground-bearing slab, suspended slab, existing tile or timber — plus the moisture test, the primer, and how movement joints are carried through.

  2. The system, by manufacturer

    Primer, base, finish coats and sealer as one named system, with coat count and sealer type written down rather than described as a finish.

  3. Colour reference and sample boards

    Boards made in the actual room, viewed at the times of day it is used.

  4. Metal and detailing

    Trims, profiles and thresholds marine-grade near the coast, with skirting and door junctions drawn rather than left to the day.

  5. Repair and maintenance terms

    What resealing involves and who does it. Microcement is repairable but never invisibly patchable: a repair is a resealed field, not a tile swap.

Addresses of floors laid three or more years ago are worth more than any recent portfolio, because microcement looks excellent at handover regardless of who applied it. Common questions

Is microcement waterproof?

No. It is water-resistant once sealed, which is a different claim. In a shower room or anywhere with a drain, a separate waterproof membrane goes on the substrate first and the microcement goes over it.

Will it crack?

Fine hairline crazing is possible in any thin cementitious finish and is usually a substrate movement question rather than a product one. Over a stable ground-bearing slab with joints carried through correctly, cracking is uncommon. Over a deflecting suspended floor it is close to certain.

Can it go over existing tiles?

Yes, and it is often the best use of it in Cypriot houses. Hollow or drummy tiles are lifted and re-bedded first, joints are filled, and a bonding primer suited to glazed surfaces is used. Skipping the hollow-tile check is why overlays fail.

Does it work with underfloor heating?

It does, better than most rigid finishes, because it is bonded rather than laid. The system has to be commissioned and cycled before application, and brought back up gradually afterwards rather than switched straight to a winter setting.

How is it repaired?

By re-coating a field between natural breaks and resealing, not by patching. Colour matching an aged floor is imperfect, so applicators take a whole room back to the sealer rather than attempting a spot repair.

How does the cost compare with tiling?

The published ranges give the benchmark: €18 to €48 per m² for tiling labour onto a prepared substrate, €22 to €70 per m² for porcelain supplied and laid. Microcement is quoted per project, so the meaningful comparison is the whole build-up on both sides, substrate work included.
